Fastest-growing metros
Where the population is climbing fastest — net change since 2019, from Census estimates.
Top 50 of 300 metros, ranked by our published formula.
Population growth is a leading indicator: people vote with their feet, and metros gaining residents are usually adding jobs, housing, and amenities to match. Fast growth can mean opportunity and energy — but also climbing rents and growing pains as roads, schools, and services race to keep up.
This list ranks metros by their net population change over roughly the last five years. Read it as momentum, not destiny: rapid growth can cool, and a flat or shrinking metro isn't necessarily a worse place to live — sometimes it's just stable and affordable. Pair growth with our cost-of-living and job-market rankings to see whether the boom is one you'd actually benefit from.

Common questions
- Is fast growth good or bad?
- Both. Growth usually signals a healthy job market and new amenities, but it also drives up housing costs and can strain infrastructure. Whether it helps you depends on arriving early enough to benefit rather than late enough to just pay the higher prices.
- Why might a metro I know is booming rank lower than expected?
- These are survey-based estimates with real margins of error, and a five-year window can smooth over a sharp recent surge or a pandemic-era dip. Treat the figure as a directional read, not a precise growth rate.
- Does a shrinking population mean I should avoid a metro?
- Not at all. Some stable or slowly declining metros are among the most affordable and livable places in the country, with less competition for housing. Use growth as one signal among many, never a verdict.
